High-Rise Mold Protocol
🔍
Brickell is Miami’s financial district and one of the most densely populated urban cores in the Southeast. Ultra-luxury high-rise condos, aging mid-century commercial buildings, and Class-A office towers all share one climate challenge: Miami’s humidity entering through every building envelope failure and AC system gap.
What causes mold in Brickell high-rise condos?
The most common mold sources in Brickell condos are: AC air handler drain pan overflow (extremely common in units above the 30th floor where supply air is colder and condensation is heavier), neighbor unit pipe failures that travel through shared drywall, and window frame seal failures in older Class A towers where wind-driven rain penetrates the curtain wall. Mold can establish in 24–48 hours in Brickell’s humidity regardless of floor level.
Brickell mold remediation requires logistics that do not apply in single-family home work. Multi-floor containment, coordination with building security and management, after-hours access for occupied buildings, and simultaneous documentation of multiple affected units under FL Statute 718 scope separation rules are all standard in Brickell jobs.
Brickell’s newest ultra-luxury towers (Brickell City Centre area, Brickell Key, Icon Brickell) use sophisticated building automation systems and variable-refrigerant HVAC. When these systems develop drainage failures, the volume of condensate can be substantial. We have responded to Brickell jobs where a single stuck drain valve on a 35th-floor fan coil unit affected three floors over a weekend before maintenance was notified.
Brickell also has a significant commercial office component — office buildings along Brickell Ave with mold in server rooms, executive areas, or client-facing spaces have zero tolerance for extended remediation timelines. We build rapid-turnaround commercial remediation protocols specifically for Brickell office properties.

When mold results from water that originated in a neighbor’s unit, the responsible party is generally the unit owner whose plumbing failed. Their HO-6 liability coverage should respond to your remediation costs. The HOA master policy covers original building finishes under FL Statute 718. If the pipe was a common element (shared riser), the HOA is responsible for original finishes. Documentation of the water pathway by thermal imaging at event time is the strongest evidence for assigning responsibility.
Install a float switch on your air handler drain pan (shuts the unit before overflow); have AC serviced annually including drain line clearing; inspect the drain pan visually each season for algae buildup (a primary clog source); and ensure your unit has adequate dehumidification — in Brickell’s high-humidity environment, AC system undersizing or poor duct sealing is a chronic mold driver.
Most residential mold remediation in Miami-Dade ranges $1,500–$8,000+ depending on area affected and materials involved. Florida law (§468 F.S.) requires a separate licensed MRSA assessor to write the remediation protocol first — that assessment typically costs $300–$600. We coordinate with your assessor and provide full post-remediation verification (PRV).
Most homeowners policies cover mold that results from a covered sudden water event (burst pipe, appliance leak). They exclude mold from gradual leaks, flooding, or deferred maintenance. Citizens Insurance accepts our Xactimate documentation. Always report within your policy timeframe — typically 14 days.
A typical single-room remediation takes 2–5 days from MRSA protocol to post-remediation verification (PRV). Larger jobs affecting multiple rooms, HVAC systems, or structural members may take 7–14 days. Florida law requires independent clearance from the assessor before the job is closed.
