Structural drying
LGR dehumidifiers, high-velocity air movers, calibrated to Miami’s ambient humidity
Downtown Miami · Miami-Dade County
When a pipe bursts on the 22nd floor of a Downtown Miami high-rise, or a king-tide backs storm drains up through the lobby of a Biscayne Boulevard mixed-use building, DRY MASTERS is the crew that shows up in 45–60 minutes. We have been working in Downtown Miami—ZIP codes 33130, 33131, and 33132—long enough to know that the water damage risks here are different from a single-family home in Kendall. The combination of aging pre-war buildings, 2000s-era luxury towers, underground parking structures sitting at sea level, and a coastline that king tides hit twice a year makes Downtown Miami a uniquely demanding market. Call us at (645) 465-6305 any hour, any day.
Every water damage situation in Downtown Miami gets a dedicated project manager and an IICRC-certified technician on-site within the hour. We handle the full scope—no subcontracting, no handoffs between companies that never talk to each other.

Downtown Miami’s building stock spans a century. The Freedom Tower—built in 1925—and the row of 1940s and 1950s commercial-to-residential conversions along Flagler Street often still have galvanized iron supply lines running behind drywall. When a galvanized elbow finally fails at 2 a.m. on a Saturday, water will travel down every stud bay and pool in the basement parking structure before a resident even notices a drip. We carry the moisture meters and the extraction equipment to deal with that scenario fast, before the water wicks into structural concrete and creates a mold condition that closes the building.
The modern towers along Brickell Avenue and the Biscayne corridor—One Thousand Museum, Marquis, Mint, SLS Lux—run central HVAC systems where every fan-coil unit has a condensate drain line. In Miami’s humidity, those lines can produce two to three gallons of water per day per unit. When a drain pan cracks, a line clogs, or a secondary float switch fails, that water silently saturates the drywall, flooring, and the unit below. We see this pattern three or four times a week in Downtown. The first call is usually from a downstairs neighbor who notices a ceiling stain, not the source unit upstairs.
Bayfront Park and the entire Biscayne Boulevard shoreline sit at an average elevation of just 6 feet above sea level. During a king-tide event in October or November, streets in the 33132 ZIP flood from below—storm drains back up because the bay is already higher than the drain outfalls. Underground parking structures, ground-floor retail, and the mechanical rooms that serve entire towers all sit in the flood zone. We carry submersible pumps rated for saltwater-contaminated intrusion and we know the difference between a Cat 1 clean-water pipe leak and a Cat 3 black-water storm-surge event—because the remediation protocol, the PPE, and the disposal requirements are completely different.

Call (645) 465-6305You call us or text us at (645) 465-6305. Our dispatcher asks four questions: building type, floor, visible water source, and whether power is safe. We roll a crew within 15 minutes. On arrival we do a rapid scope—moisture readings on all adjacent walls, floor, and the ceiling below—so we can tell you in plain language what is wet, what is at risk, and what the drying plan looks like. We share a written scope with your building manager, your HOA, and your insurance adjuster the same day. Drying typically runs three to five days with daily readings; mold clearance testing is available if the loss involved a prolonged moisture event. We do not leave until the structure reads dry to IICRC S500 standard.
DRY MASTERS responds across all of Miami-Dade County. If you are just outside Downtown, we are your crew too:

It depends entirely on the source. The Florida Condominium Act (Florida Statute 718) defines which elements are the association’s responsibility and which are the unit owner’s. As a general rule: a pipe inside your wall that serves only your unit is your policy’s problem; a pipe that serves the building (a main riser, a common-area supply line) is the association’s. The tricky cases are HVAC condensate pans and the supply lines to appliances—courts have ruled both ways. We document the source clearly in every report so there is no ambiguity for your adjuster. See our full guide to Florida Statute 718 water damage responsibilities.
In Miami’s humidity, visible mold can begin colonizing on drywall paper, wood framing, and carpet backing within 24 hours of a moisture event. Downtown buildings—especially ones with central HVAC running at 68–72 degrees—create a warm, humid environment behind the drywall that is ideal for mold growth even in air-conditioned spaces. This is why we emphasize the 12-hour response window. The faster the extraction and the faster the dehumidification starts, the lower the probability of secondary mold damage that requires full demolition.
Yes, and we do it every week in Downtown’s occupied high-rises. We seal work areas with negative air pressure containment to prevent cross-contamination, run equipment during building quiet hours where required, and coordinate with building management on elevator use and parking.
You still call your own insurer first—your policy covers your unit contents and finishes regardless of fault. Then your insurer pursues subrogation against the upstairs neighbor’s policy. We document both sides: the source unit’s leaking component and the damage in your unit. We have testified as expert witnesses in condo water damage disputes in Miami-Dade and we know how to write a report that holds up. Check our condo water damage guide for more detail on the claims process.
