Independent MRSA Assessment
A separately licensed Mold Assessor (MRSA) inspects, samples, and produces a written mold remediation protocol. This is a legal requirement in Florida — not optional.
Miami’s heat and humidity create the fastest mold growth conditions in the continental U.S. Dry Masters performs mold remediation under Florida Statute 468 and the IICRC S520 standard — with the legal separation between assessment and remediation that Florida law requires.
Most mold problems in Miami do not start with a dramatic flood. They start with an HVAC condensate pan that’s been dripping for two weeks behind the air handler closet door. Or a hairline crack in the stucco on the south-facing exterior wall that’s been letting vapor in every afternoon during the wet season. Or a supply line that was weeping slowly inside a kitchen base cabinet for months before anyone opened that door.
By the time visible mold appears on drywall or grout, the spore load in the air has typically been elevated for days or weeks. Miami-Dade’s ambient humidity of 75–85% sustains active mold growth longer than almost anywhere else in the country. The IICRC S520 Standard for Professional Mold Remediation — combined with Florida’s specific licensing requirements — exists because the consequences of inadequate remediation in this climate are serious and well-documented.
👲 Florida Statute 468, Part XVI: Florida law requires separate licenses for mold assessment (MRSA) and mold remediation (MRSR). The same contractor cannot assess and remediate the same property under the same project. We work exclusively with separately licensed MRSA assessors before any remediation work begins — as required by state law. If a contractor offers to test and remediate without involving a separate assessor, they are not in compliance.
A separately licensed Mold Assessor (MRSA) inspects, samples, and produces a written mold remediation protocol. This is a legal requirement in Florida — not optional.
We review the assessor’s protocol, produce a written scope of remediation work, and provide a start notice as required by Florida law. No surprises on scope or cost.
Physical containment barriers, negative air pressure, and HEPA air scrubbers isolate the work area before any mold-affected materials are disturbed. This prevents cross-contamination to clean areas of the property.
All mold-affected surfaces are HEPA vacuumed, treated with EPA-registered antimicrobials, and wiped per S520 protocol. We do not rely on surface sprays alone.
Drywall, insulation, wood framing, or other materials that cannot be cleaned to standard per S520 are removed, bagged, and disposed of per Florida regulations.
After our work is complete, the independently licensed MRSA assessor returns to perform a clearance inspection. We do not declare our own clearance — that is the independent assessor’s role, by law.

Florida law (FL Statute 468 Part XVI) and the IICRC S520 standard both define when professional mold remediation is required versus when a homeowner can handle it themselves.
Miami has the highest outdoor Cladosporium spore counts in the continental United States. Indoor mold spore counts that would be concerning in Phoenix or Chicago are baseline in Miami. This means: mold assessment must compare indoor levels to outdoor baseline (not to a national average); the drying goal after water damage is more aggressive (below 16% MC in wood, below 0.85 aw in building materials); and recontamination risk after remediation is higher, requiring the moisture source to be permanently resolved — not just dried out.
Every DRY MASTERS mold remediation project follows the IICRC S520 protocol and executes the scope defined by an independent MRSA-licensed assessor:
IICRC S520 protocol. HEPA containment. Post-clearance verification. All of Miami-Dade County.

Most residential mold remediation in Miami-Dade ranges $1,500–$8,000+ depending on area affected and materials involved. Florida law (§468 F.S.) requires a separate licensed MRSA assessor to write the remediation protocol first — that assessment typically costs $300–$600. We coordinate with your assessor and provide full post-remediation verification (PRV).
Most homeowners policies cover mold that results from a covered sudden water event (burst pipe, appliance leak). They exclude mold from gradual leaks, flooding, or deferred maintenance. Citizens Insurance accepts our Xactimate documentation. Always report within your policy timeframe — typically 14 days.
A typical single-room remediation takes 2–5 days from MRSA protocol to post-remediation verification (PRV). Larger jobs affecting multiple rooms, HVAC systems, or structural members may take 7–14 days. Florida law requires independent clearance from the assessor before the job is closed.
HOW WE COMPARE
If there is any question about the source or extent, an MRSA-licensed mold inspector should assess before you decide. Attempting DIY removal on an area that requires professional remediation will result in incomplete treatment and insurance claim complications.
Permanent resolution of the moisture source is mandatory. In Miami, the two most common reasons mold returns after remediation are: the original water intrusion source was not fixed (a slow roof leak, a failing window seal, or a chronic AC condensate issue); and indoor relative humidity is not being maintained below 60% by the HVAC system year-round. A post-remediation humidity assessment and HVAC maintenance schedule are the most effective prevention tools.
Older housing stock (pre-1980 construction) in areas like Little Havana, Hialeah, and North Miami has the highest mold call volume due to aging plumbing and original windows that no longer seal effectively. High-rise condos in Brickell and Edgewater have high AC-related mold rates. Properties at or near sea level throughout Miami Beach and Coconut Grove face king tide and groundwater seepage risk that contributes to chronic moisture problems.
