Our Water Damage Restoration Process in Miami
Seven scientifically governed steps from emergency call to final clearance. Every phase documented. No shortcuts.
Structural drying in Miami typically takes 3–5 days for a standard residential event under IICRC S500 protocol. Category 3 (sewage/floodwater) events and larger structures take longer. Mold remediation is a separate scope if mold is present. DRY MASTERS provides a projected drying timeline on Day 1 and updates it daily with psychrometric data.
- How long does water damage restoration take in Miami?
The DRY MASTERS 7-Step Restoration Process
We follow IICRC S500 (Standard for Professional Water Damage Restoration) and S520 (Standard for Professional Mold Remediation) on every job. Here is what that looks like from your first call to final clearance.
- 1
Emergency Response — Within 45–60 Minutes
Our 24/7 dispatch receives your call and routes the nearest crew. For Miami-Dade County, our target is on-site within 45–60 minutes of your call. Every minute of standing water increases both the scope of drying and the risk of secondary mold growth (mold can establish in as little as 24–48 hours in Miami’s humidity).
S500 Principle: Immediate response limits secondary damage
- 2
Damage Assessment and Moisture Mapping
We perform a complete assessment before any equipment runs. This includes: Flir thermal imaging to map moisture migration behind walls and under floors; calibrated moisture meter readings at all affected building materials; water category classification (Cat 1 clean water, Cat 2 grey water, Cat 3 sewage/floodwater) per IICRC S500 Chapter 4; water class determination (Class 1–4 based on affected area and evaporation load); and written documentation of all pre-existing conditions.
S500 Principle: Classify before you act — category and class determine equipment selection
- 3
Emergency Water Extraction
Truck-mounted extractors remove standing water immediately. For carpet and pad, we use weighted extraction to pull water from the pad layer. For hardwood floors, we use specialized hardwood floor systems that apply suction directly to the subfloor without removing the flooring. For sewage or Cat 3 events, full personal protective equipment and containment is established before extraction begins.
S500 Principle: Remove free water before drying — extraction is always faster than evaporation
- 4
Controlled Structural Drying with LGR Dehumidifiers
LGR (Low Grain Refrigerant) dehumidifiers are placed according to IICRC S500 psychrometric calculations — not by rule of thumb. Equipment count and placement is based on cubic feet of affected air volume, initial grain depression readings, and structural permeance. Air movers create the directional airflow that moves moisture from building materials into the air where the dehumidifiers capture it. We monitor daily and adjust equipment as conditions change.
S500 Principle: Drying is science — equipment sizing is based on psychrometrics, not square footage rules
- 5
Daily Psychrometric Monitoring and Documentation
Every drying day, we record temperature, relative humidity, specific humidity (grains per pound), and moisture content readings at every monitoring point. This data is logged in our moisture tracking system and shared with your insurance adjuster. The daily log is the most important document in any water damage claim — it proves that drying occurred according to standard and that the job wasn’t closed prematurely.
S500 Principle: Document the drying — psychrometric logs are the proof of standard-compliant work
- 6
Mold Prevention Protocol and Optional Antimicrobial Treatment
After extraction and during drying, we apply EPA-registered antimicrobial agents to all affected surfaces per IICRC S500 recommendations. For Category 2 and 3 events, this is standard — not optional. If mold is discovered during the restoration process, we stop, document the affected area, and initiate FL Statute 468–compliant mold remediation procedures under a separate IICRC S520 scope of work (Florida law requires separation between the water damage restorer and the mold remediator on the same job).
S500/S520 Principle: Antimicrobial treatment is part of the drying scope; mold remediation is a separate governed scope
- 7
Final Clearance, Documentation Package, and Rebuild Coordination
Drying is complete when all monitoring points reach target moisture levels per IICRC S500 Appendix A. We provide a complete documentation package: final moisture readings at all test points; all daily psychrometric logs; full thermal imaging report; scope of work completed; and any required completion certificate for your carrier. If reconstruction is required (drywall, flooring, cabinetry), we coordinate with your preferred contractor or refer you to licensed reconstruction partners.
S500 Principle: Verify drying completion with measured data — visual inspection alone is not sufficient

Process FAQs
Do I need to leave my home during water damage restoration?
For Category 1 (clean water) events, most families can remain in the home during drying. For Category 2 (grey water, e.g. dishwasher overflow, toilet overflow without sewage) and Category 3 (sewage backup, floodwater) events, temporary relocation is strongly recommended and is typically covered under your homeowner’s policy as Additional Living Expenses (ALE). We advise on this assessment on Day 1.
How does your process work with Citizens Property Insurance?
We are experienced with Citizens claims procedures. Our documentation format — daily psychrometric logs, Xactimate scope, thermal imaging — meets Citizens’ specific documentation requirements. We communicate directly with your adjuster on technical questions and provide all required supplemental documentation. We do not participate in Assignment of Benefits (AOB) arrangements per FL law.
What happens if mold is found during the restoration?
Under FL Statute 468 Part XVI, the company performing water damage restoration cannot also perform mold remediation on the same job — they must be separate contractors. If we discover mold during the water damage restoration scope, we document it, stop work in that area, and coordinate with an independent FL 468-licensed mold assessor to scope the mold remediation work. This protects you legally and ensures the remediation is independently verified.
Do you remove drywall and flooring?
Only when required by the IICRC S500 standard. Not every water damage event requires demolition. We use aggressive structural drying techniques — drilling drying holes in baseboards, using drying mat systems under hardwood floors, and using injectidry wall drying panels — to preserve building materials wherever scientifically feasible. When materials cannot be dried in place (Category 3 contamination, excessive moisture content, or structural compromise), demolition is necessary and we document exactly why per S500 guidelines.
