Structural drying
calibrated drying for concrete, masonry, and wood-frame construction found throughout this mixed-use neighborhood
Arts & Entertainment District · Miami-Dade County
The Arts & Entertainment District runs along Biscayne Boulevard between NE 14th and NE 36th Streets, ZIP 33132 and 33137—a mix of performing arts venues, event spaces, restaurants, residential towers, and older low-rise buildings that have been here since the 1950s. The neighborhood sits directly on Biscayne Bay, with several blocks at or near sea level and active king-tide flooding affecting the lowest-lying streets during October. DRY MASTERS responds here in 45–60 minutes. Call (645) 465-6305 any time of day or night.

The Adrienne Arsht Center for the Performing Arts sits at the southern edge of this district on Biscayne Boulevard, and several smaller performing arts venues and event spaces occupy buildings throughout the corridor. Large public assembly buildings have vast roof areas that must drain enormous volumes of rainwater quickly. Primary roof drains are sized for design storms, but Miami’s convective thunderstorms regularly exceed those design parameters. When primary drains are blocked by debris, emergency overflow scuppers must handle the load—and when those scuppers are undersized or improperly maintained, the roof ponding can fail the membrane, particularly at aging parapets and equipment curbs. We work with commercial property managers and performing arts facilities on moisture assessments and emergency response protocols before and after major events.
The eastern blocks of the district closest to Biscayne Bay include several older mid-rise apartment buildings from the 1950s and 1960s. These buildings have aging plumbing stacks and original roofing systems that have often been patched rather than replaced. We see recurring issues in these buildings with galvanized supply lines failing at fittings, cast-iron drain stacks developing cracks that allow drain water to leak into wall cavities, and HVAC condensate systems that were never properly trapped and drain into wall cavities rather than to the exterior. The older construction also means masonry block walls, which absorb and retain moisture differently than modern drywall—slower to show damage, slower to dry.
The streets immediately east of Biscayne Boulevard between NE 14th and NE 20th Streets sit at 2 to 5 feet above mean sea level and sit within FEMA flood zone AE. During October king-tide events, these streets can experience several inches of tidal inundation even without rain. Any ground-floor unit, garage level, or mechanical room in this zone is vulnerable. King-tide water is Category 3 (black water)—it carries contaminants from storm drain systems and requires full containment and antimicrobial treatment protocols. We document the source and category of every water event carefully for insurance claim and remediation purposes.
Water damage right now? We answer 24/7.
Call (645) 465-6305We are familiar with the building types and the drainage challenges specific to this part of Biscayne Boulevard. When you call (645) 465-6305, we ask a few quick questions—building type, floor, visible water source, safe power status—and dispatch immediately. For commercial venue jobs, we coordinate with your facilities manager on equipment access and operating schedule. For residential calls, we arrive ready to scope and begin extraction in the same visit. You receive written documentation the same day.

Yes, but it requires a separate flood insurance policy—not a standard homeowners or commercial property policy. FEMA’s National Flood Insurance Program (NFIP) offers flood coverage for buildings in identified flood zones, and private flood insurers offer alternative policies that sometimes provide better coverage terms. If your building is in flood zone AE (which much of this district is), your mortgage lender may already require flood insurance. The key distinction is that standard property insurance does not cover rising water from outside the building. See our comparison of water damage vs. flood insurance in Miami.
Responsibility depends on whether the backup was caused by a building system defect (landlord/building owner responsibility) or by something introduced by the tenant or event operator (their responsibility). Drain line backups caused by grease buildup in a restaurant kitchen are usually tenant responsibility. A main line backup caused by a root intrusion or a failed city connection is a building system issue. We document the source and physical pathway of the water damage in our scope—that documentation is what your insurance adjuster, property manager, or attorney uses to determine responsibility. Get documentation early, before conditions change.
We assess contents risk before beginning any extraction or demolition. High-value items—art, AV equipment, staging, musical instruments—are documented photographically with location notes before we move them or set up containment barriers around them. For gallery-quality art, we defer to the facility’s own art handlers or your designated conservator; our role is to control the moisture environment, not handle the art directly. The faster we get extraction equipment in place, the better the outcome for both the structure and the contents—water damage to art and electronics is almost always worse the longer active moisture sits in the space.
