Structural drying
adapted protocols for older construction materials including plaster, masonry block, and original hardwood floors
Overtown · Miami-Dade County
Overtown is one of Miami’s oldest neighborhoods—a historic Black community that built Miami before Miami’s downtown even existed. The housing stock here reflects that history: single-family homes from the 1930s and 1940s, two-story rooming houses, and older apartment buildings that have been standing through decades of South Florida storms. When those structures take on water, the problems are different from a new condo tower. Galvanized iron pipes that have been corroding for 60 years. Original cast plaster walls that wick moisture for days. Flat roofs repaired so many times there is no longer a single intact waterproofing layer. DRY MASTERS responds to Overtown (ZIP 33136) in 45–60 minutes. Call (645) 465-6305 any time.

The homes and small apartment buildings along NW 3rd Avenue, NW 8th Street, and the surrounding blocks were plumbed with galvanized iron supply lines that have a service life of 40–50 years. Many of those lines are now 70–80 years old. Galvanized iron corrodes from the inside out: the pipe appears intact from the outside while scale and rust build up inside, progressively reducing flow and weakening the wall until a section fails—often at a fitting, a joint, or a section where the pipe passes through a structural element. The failure is rarely visible until water is already running inside a wall or into a crawlspace. We carry endoscope cameras for non-destructive source location in these older wall assemblies.
The western edge of Overtown runs along the Miami River, and several blocks of the neighborhood sit at or near sea level. During heavy rain events, the Miami River can exceed its banks and push water into the lowest-lying streets and properties. Properties near NW 6th Street and the river also sit in FEMA flood zone AE, meaning storm surge and tidal flooding are recognized risks. Floodwater from an external source is classified as Category 3 (black water) under IICRC S500 protocols, requiring a more aggressive remediation approach than a clean-water pipe break—antimicrobial treatment, containment, and often controlled demolition of affected materials below the flood line.
Many of Overtown’s older two-story structures have flat or near-flat roofs that have been patched and recoated multiple times over the decades. A roof with six layers of patching materials has multiple failure interfaces—each layer can delaminate from the one below it independently, creating pathways for water to travel horizontally between layers before finding a penetration point and entering the building. Roof-related leaks in these structures often appear far from the actual entry point, making source identification difficult without a systematic approach. We work with licensed roofers who specialize in older Miami construction when the source needs to be addressed before we can begin drying.
Water damage right now? We answer 24/7.
Call (645) 465-6305We treat every Overtown job with the same technical rigor as a downtown high-rise—the older construction just requires more diagnostic time before equipment placement. On arrival, we identify the source, assess the material types affected, and build a drying plan appropriate to those materials. Plaster walls dry differently than modern drywall. Original hardwood floors require lower airflow and more moisture monitoring than engineered wood. We do not apply a one-size-fits-all protocol to a 1945 Overtown bungalow. Our documentation goes to you and your insurer with a complete moisture log from the first reading to the final clearance measurement.

Often yes, but it depends on how long the moisture has been present and how saturated the plaster and the underlying wood lath are. Plaster walls can be dried in place if we can get airflow behind them through small access points and monitor moisture daily. If the plaster has been wet long enough to soften or separate from the lath, or if there is already mold growth on the lath, the plaster may need to come down regardless. We make that call based on actual moisture readings and visual inspection—not on a default policy of demo-everything. Preserving original materials where possible is important in Overtown’s historic structures.
Yes, significantly. Long-term moisture intrusion changes the remediation scope in several ways: there is almost certainly mold present (not just possible), the structural materials may have compromised integrity, and there may be pre-existing damage your insurance carrier will try to separate from any new event. We document clearly what is new damage versus what appears pre-existing, and we can help you understand what is likely covered versus what falls under a maintenance exclusion. The short answer: a pre-existing moisture problem does not mean nothing can be done, it means the remediation plan needs to account for the full condition of the structure.
Under Florida Statute 83.51, landlords are required to maintain rental properties in a condition that complies with applicable building, housing, and health codes. Unaddressed water damage that creates a mold hazard or structural risk is a habitability issue. You have the right to notify your landlord in writing and give them a reasonable time to repair it—typically seven days for serious conditions. If they do not act, Florida law provides specific remedies including the right to terminate the lease. We can provide a written assessment of the water damage condition and our findings as documentation if you need to take formal action. See also our overview of Florida water damage statutes.
Standard homeowners insurance does not cover flooding from an external water source. Miami River overflow is treated as a flood event, which requires a separate NFIP (National Flood Insurance Program) flood insurance policy. If the water entered through a building systems failure that was triggered by or concurrent with the flood event, there may be a question about causation worth discussing with a public adjuster. We document the entry mechanism carefully so that distinction can be evaluated properly. If you do not have flood coverage and are in a FEMA flood zone, that is a conversation to have with your insurance agent before the next storm season.
