✗ Don’t Use a Shop-Vac and Call It Done
A shop-vac removes visible standing water but leaves moisture in drywall, flooring underlayment, subfloor, and wall cavities. In Miami’s humidity, that residual moisture becomes mold within 24–48 hours.
Miami Water Damage — Immediate Response Guide
Whether it’s a burst pipe, appliance failure, roof breach, or storm flooding — the actions you take in the first 24 hours determine whether you’re looking at a restoration project or a mold remediation. Here is exactly what to do, in order, for Miami-Dade homeowners.
Every minute matters in Miami’s humidity. In the wet season, mold colonization can begin in structural materials within 12–24 hours. Follow these steps in sequence — skipping or reordering them causes problems.
Locate your main water shutoff and close it. If the source is an appliance (dishwasher, washing machine, refrigerator supply line), close the dedicated shutoff valve behind it. If it’s a toilet, close the valve at the base. Do not run water anywhere in the home until the source is confirmed off. For roof penetration or storm water entry, you cannot stop the source — move to Step 2.
⚑ Know your main shutoff location before an emergency. In Miami-Dade, it’s typically at the water meter near the street, or at a secondary valve inside the home (utility room, garage, or under the kitchen sink).
Take photos and video of all visible damage before any cleanup begins. Capture standing water depth, affected walls, floors, ceilings, and damaged contents. Time-stamp the documentation if possible. This documentation is the foundation of your insurance claim — an adjuster who sees what you saw before cleanup is far more likely to accept the full scope of damage.
⚑ Photograph from multiple angles. Capture baseboards, floor-wall junctions, and any visible waterlines on walls. Video walkthrough is better than photos alone.
If water is in contact with electrical outlets, panels, or appliances — do not enter the affected area until the power is off. If you can safely reach your breaker panel without walking through water, shut off the circuits for affected areas. If you cannot safely reach the panel, call FPL (Florida Power & Light) and wait. A water-involved electrical system is a fatal hazard. Do not guess — if you are not certain it is safe, treat it as unsafe.
Call immediately. Do not wait for the adjuster, do not wait for business hours. Your insurance policy requires you to mitigate promptly — waiting for the adjuster is not mitigation. A licensed restoration company can be on site, extract standing water, and begin structural drying — all while you coordinate with your carrier. DRY MASTERS operates 24/7 and serves all of Miami-Dade County.
⚑ You have the right to hire your own restoration contractor before the adjuster arrives. In fact, your policy obligates you to. The adjuster documents the existing damage — the restoration company stops it from getting worse.
Call the claims line on the back of your insurance card. You need: the policy number, the date and approximate time of the event, and a brief description (burst supply line, appliance overflow, storm intrusion). You will receive a claim number. Provide this claim number to DRY MASTERS. Do NOT wait to file — Florida Statute 627.70132 has specific notice timelines for property claims, and late notice can complicate coverage.
After water damage, you may be contacted by contractors offering to handle everything if you sign one form. That form may be an Assignment of Benefits — a document that transfers your insurance claim rights to the contractor. Florida has restricted AOB in recent years due to widespread abuse. Signing an AOB removes you from the claims process and can result in your claim being contested or reduced. DRY MASTERS never solicits AOB arrangements.
Move furniture, electronics, and valuables out of the wet area if it can be done safely without spreading water. Do not discard any damaged items before the adjuster has seen them — move them to a dry area for documentation. Contents losses are covered under your HO-3 policy’s personal property coverage; photograph each damaged item with its model information where possible.
If water has entered your HVAC system — ductwork, air handler, vents — running it circulates contaminated air and mold spores throughout the home. Turn the system off until DRY MASTERS has assessed whether HVAC components were involved. Even if the air handler appears unaffected, running it in a Category 2 or 3 event can spread biological contaminants through the supply registers.
In Miami’s wet season, outdoor air has a dew point of 74–78°F. Opening windows to “air out” a water-damaged home introduces high-humidity outdoor air that accelerates mold colonization. The correct approach is to run LGR dehumidifiers in a closed system — pulling moisture from the air and structural materials into the equipment, not replacing it with outdoor humidity. DRY MASTERS will advise on ventilation as conditions require.

Call (645) 465-6305Common mistakes made in the first few hours often cost thousands in additional remediation weeks later.
A shop-vac removes visible standing water but leaves moisture in drywall, flooring underlayment, subfloor, and wall cavities. In Miami’s humidity, that residual moisture becomes mold within 24–48 hours.
Adjusters in Miami can take 48–96 hours to arrive after a widespread event. Your policy requires mitigation. Waiting causes mold growth that may not be covered if it was preventable.
Consumer dehumidifiers cannot achieve the grain depression needed to dry structural materials. In Miami’s ambient humidity, they often lose efficiency at the exact conditions they need to operate most.
Drywall, subfloor OSB, and concrete slab can retain significant moisture invisible to the eye. Without a calibrated moisture meter, “looks dry” is not a meaningful assessment in Miami’s climate.
Personal property losses are covered under your HO-3 policy. Discarding items before documentation removes them from your claim. Photograph everything and move it — don’t throw it out.
Assignment of Benefits transfers your insurance claim rights. Post-storm contractors pressuring immediate signatures should be a red flag. Never sign anything under pressure at the scene of damage.

If the water is coming from a supply line, appliance, or fixture, shut it off at the source. If you cannot reach the local shutoff, turn off the main water supply at your meter. In Miami-Dade, meters are typically outside near the street or in a garage utility closet.
Do not go into standing water if you cannot confirm the power is off. Submerged electrical outlets and appliances are a life-safety hazard. If in doubt, call your utility — FPL’s emergency line operates 24 hours.
If the source is a roof intrusion, storm surge, or rising groundwater (common during king tide events in Coconut Grove, Brickell, or Miami Beach), you cannot stop it. Focus on protecting what you can move and document the rest.
This is the single most common mistake Miami homeowners make. Running household fans across Category 2 or Category 3 water — water from a dishwasher drain, toilet backup, or storm surge — aerosolizes bacteria and mold spores, spreading contamination to unaffected rooms.
You can open windows in a Category 1 (clean water) situation — a clean supply line break, for example. But even then, in Miami’s summer humidity, outdoor air at 88% relative humidity will not dry your structure. It takes industrial dehumidification to drive structural moisture content to IICRC S500 targets.
If you have time and the area is safe:
Your insurance claim depends on documentation. Before any extraction or removal:
Most Florida homeowners instinctively call their insurance company first. This is backwards. Here is why:
Your carrier will send an adjuster — sometimes within 48 hours, sometimes within two weeks. In Miami’s climate, mold can establish within 12–24 hours of a water event. Waiting on the adjuster before starting mitigation is not required and will not void your claim. Your policy has a duty to mitigate — meaning you are contractually obligated to take reasonable steps to prevent additional damage.
Call a certified water damage restorer immediately. A reputable company will provide documented moisture readings, a written scope of loss, and a mitigation file that your adjuster will accept. That file is your claim.
DRY MASTERS dispatches within 15 minutes of your call, anywhere in Miami-Dade.
Once a certified team arrives, the process follows the IICRC S500 standard:
Miami’s average annual temperature is 76°F and average relative humidity is 74%. These are near-ideal conditions for Cladosporium, Aspergillus, and Penicillium — the mold species most commonly found in Miami homes after water damage. The 12-hour window is not a marketing claim; it is consistent with peer-reviewed literature on mold germination at Miami’s conditions.
Seawater contains biological contamination by definition. A king tide event flooding a Brickell condo lobby or a storm surge reaching a Coconut Grove ground floor must be treated as Category 3 — the same as a sewage backup. All porous materials in contact with that water must be removed. No exceptions.
If you are in a condo building constructed before 1992 that has not completed its Milestone Inspection, water damage that affects structural elements — post-tension slabs, load-bearing masonry — triggers additional documentation requirements under Florida’s SB 4D. Make sure your restorer documents any structural exposure.
For a single-room Category 1 water loss — extraction, drying equipment, and monitoring — expect $800–$2,500. A Category 2 or 3 event with controlled demo and antimicrobial treatment typically runs $4,000–$15,000. Large-scale losses, structural involvement, or full reconstruction can reach $30,000–$80,000+.
A reputable contractor provides a written estimate before any work begins. Do not sign an open-ended agreement.
